For the HDB BTO Dec 2023 launch, BTO flats from four mature estates will be available to applicants: Bedok, Bishan, Bukit Merah, and Queenstown.
While not as central as the other HDB BTO Dec 2023 Bukit Merah and Queenstown projects, the Bedok and Bishan HDB BTO Dec 2023 projects are not likely to be affected by the Prime Location Public Housing (PLH) model. Therefore its suitable for those looking for a flat in a mature estate area for an affordable price.
1,230 Bedok BTO flats will be launched in December 2023. This batch of Bedok HDB BTO 2023 Dec flats will include 3-room, 4-room, and 5-room flats, and Community Care Apartments. Being a large launch with a variety of flat types, those who prioritize living in a mature estate should have a good chance of balloting for a flat compared to other mature estate launches.
The Bedok HDB BTO Dec 2023 project will occupy a great location in the neighbourhood, about four stops via bus 26 to Bedok North MRT station. Other MRT stations nearby include Bedok and Kembangan MRT stations, with proximity to some very popular east-side amenities, including various eateries, and parks.

Bounded by Chai Chee Lane and Bedok North Road, the Bedok HDB BTO Dec 2023 site will most likely be a few bus stops from Bedok North MRT station. It remains to be seen if new infrastructure will be added to facilitate the journey to the MRT station.

Bedok is also a hotspot for local food, with famous hawker centres such as Bedok 85, Blk 216 Food Centre and Bedok Interchange Food Centre located a quick bus ride away.
With BTO flat types of all sizes available and a decent selection of schools in the area, the Bedok December 2023 BTO project will appeal to families with children looking for a mature estate with good amenities.
Being located in a mature estate, the HDB BTO Dec 2023 Bedok flats are likely to see high demand and be priced at a premium. As they are not likely to fall under the PLH model, they might see increased demand from buyers hoping to live in a mature estate but who are not willing to apply for PLH flats.
The Bedok BTO launch will consist of about 1,230 3-room, 4-room, and 5-room flats, and Community Care Apartments. The wide range of flat types and the availability of nearby schools mean that the Bedok project is likely to see a high level of interest from families with kids.
According to HDB’s resale statistics for Q2 2023, the median resale price for 3-room, 4-room, and 5-room flats was $367,000, $518,000 and $684,000, respectively. If these capital gains seem weak, it is likely to be due to the sale of older flats nearing the end of their lease. New flats sold soon after the expiry of the Minimum Occupation Period (MOP) are likely to see strong capital gains.

Bedok is one of the most sought-after mature estates in the east thanks to its array of established and well-loved amenities including Bedok Mall and Bedok ActiveSG Swimming Complex in the Bedok Central area.

Bedok is a foodie’s paradise thanks to the presence of famous hawker centres like Bedok 85, Blk 216 Food Centre, and Bedok Interchange Food Centre. These are just a few of the many local eateries dotting the neighbourhood. Residents also have fairly easy access to eateries in the Siglap and Upper East Coast areas.
Good Public & Private Transport Connections
With Bedok North MRT station located within walking distance and the entrance to the PIE very nearby, residents will enjoy easy connections to the city centre and other parts of Singapore via public transport and car.
